What does Padre Island Rentals do?

Earn income for you from your vacation home.  We make vacation dreams come true for thousands of people and families every year.  We stock, rent, clean, and maintain your vacation home turning it into a real asset. A portion of the rental proceeds goes to us for our efforts.

Are there restrictions on how often I can use my home?

You can use your vacation home anytime you like.  Please remember, often, the times you want to be on South Padre Island are the same times others do as well.  Your use during peak seasons can affect the amount of revenue generated.  South Padre Island is a seasonal destination.

Do I have to sign a long-term contract?

We ask for a minimum one-year agreement.  Padre Island Rentals will make a significant upfront investment in your vacation home, at no cost to you, to bring in top-dollar rentals.

How much are Padre Island Rentals property management fees?

Management fees may vary depending on the amount of revenue we can generate from your vacation home.  Because we are a full-service rental management company and like to keep things simple, we consolidate fees into one flat percentage of the rent, generally 30%. A valid comparison of other rental agencies will reveal a similar rate.

What is full-service vacation rental management?

A dedicated full-service rental agency means a company that will handle all aspects of marketing, reservations, arrival, departure, cleaning, accounting, and maintaining your vacation rental property. It means, if the AC goes out in the middle of the night, you don’t get the call – we do. It means we see all the appropriate occupancy taxes are collected and paid.

Is Padre Island Rentals a full-service vacation rental manager?

Without question – YES!  It is what we do.  We operate with a full-time staff of more than 25 people.  During peak seasons, that number doubles.  Our marketing, guest reservations, guest Welcome Center, commercial laundry equipment, maintenance staff, and accounting operate right here on South Padre Island.

Does Padre Island Rentals manage Airbnbs?

The term Airbnb has become synonymous with vacation rentals, just like Pampers is synonymous with diapers. Yes, Padre Island Rentals will list your vacation home for rent on Airbnb.com, along with many other online travel websites.

What is the Padre Island Rentals pet policy?

Your pet policy is the policy we offer to guests. The decision to have your vacation home be pet-friendly is up to you. When pets are allowed, our policy is to allow only small non-shedding dogs. Of course, some homeowner associations also have restrictive pet policies as well.

Why is Padre Island Rentals better than self-managing my vacation rental?

While no doubt you would do a great job on your own, you probably have 16 other things to take care of as well.  Vacation rentals are all we do. The advertising and marketing, booking and vetting guests, the last-minute cleaning before a guest arrives, dealing with guest issues such as the TV remote that suddenly does not work, the housekeeping after departure, changing lightbulbs, bookkeeping and reporting – all these things and a lot more are what we do every day, all day, and at all hours.

How does Padre Island Rentals advertise my home?

Besides our great website, our email campaigns and social media, we list your vacation home on the major online travel websites, including Vrbo.com, Airbnb.com. Doing so allows us to generate more revenue than competitors. Not just more nights, but more dollars per night your vacation home is occupied.

What is Padre Island Rentals cleaning process?

First, Padre Island Rentals supplies all the linens and towels for our vacation homes. We do not do laundry in your vacation home.  When we clean a vacation home, we take all freshly laundered linens and towels with us. In our commercial laundry facility, we use better chemicals and water heated to 160 degrees. Second, our housekeepers have a passion for cleaning and receive regular training. We know the difference between cleaning, sanitizing, and disinfecting.

How does Padre Island Rentals ensure a great guest experience?

How does Padre Island Rentals price my home?

With years of experience, a lot of historical data, and eyes always on market demands, we use a process called Dynamic Pricing. In other words, prices will change from day-to-day. Just like hotels, when the demand is high, the prices increase. When things slow down, a different strategy is employed. We can produce more income on fewer nights rented with our pricing experience, creating less wear and tear on your vacation home.
