Las Verandas Homeowner Association Rules and Regulations

Las Verandas is not a hotel. Las Verandas is made up of privately owned residences. These Rules and Regulations are applicable to everyone entering the property and must be posted on the rear of the entrance door of each condo.

Anyone causing damage to a condominium or common property will be responsible for any costs associated with the repair or replacement of the damage. Owners are responsible for their guests/renters breaking the rules.

Maximum occupancy is limited to:

  • A total of 8 people, including children, in three-bedroom units
  • A total of 6 people, including children, in two-bedroom units
  • A total of 4 additional guests per unit are allowed during the day and are not included in the above totals.

Noise

  • Loud noises that interfere with the rights, comfort, or convenience of other owners are not permitted before 8:00 am or after 11:00 p.m.  This includes the pool area, hallways, balconies, other common areas, or inside your condominium.  Noise levels between 8 AM and 11 PM, especially in the pool area, should be at a reasonable level. If someone complains about the noise, Please respect a request to lower the volume.

Pool Area

  • Pool/hot tub closes at 11:00pm. 
  • Glass bottles or containers are not allowed in the pool area. 
  • Hot tub use is for persons 18 years and older.  Children are not allowed in the hot tub.
  • Children in diapers without a diaper cover are not allowed in the pool.  
  • People who use the pool area must clean up after themselves and properly dispose of trash.
  • Children under 16 must be supervised by an adult at all times.
  • Pool area furniture should not be mishandled or removed from the pool area.
  • No running or diving in the pool area. 
  • More specific rules for use of pools and hot tubs are posted on the wall by the hot tub.

Pets

  • Pets are not allowed in the pool area.  
  • Pets must be on a leash. 
  • Pets should only use the designated pet area and the pet owner must clean up their pet droppings immediately. The maximum size for pets is 25lbs. 
  • Only owners and long-term renters may have pets.

Common Areas

  • Hallways should not be obstructed by any objects or personal items. Balcony railings should be free from hanging towels and clothes. 
  • Charcoal fires are not allowed on the property. Gas propane grills are allowed on the owner’s private balcony. Only 1lb small gas tanks are allowed, not larger. 
  • All trash should be disposed of in the proper container in the parking lot.
  • Outside water hoses cannot be used to wash vehicles. There are several car washes on the island.  
  • No skateboarding is allowed in halls or sidewalks. No running or playing on the stairs. Children should be supervised at all times.

Parking

  • All vehicles, including guests’ vehicles, must be parked in a designated spot and display a valid parking permit.
  • Units are allowed two parking spaces.

Additional rules for rental units

  • Only monthly rentals are allowed in March. 
  • Renters should be given a copy of these rules by the Rental Agency and be included in their rental agreement. 
  • All owners who rent their unit must notify Chacon Realty, LLC Management (Property Manager) with the name and phone number of their rental agency. 
  • Rentals must be for a minimum of 3 nights and follow maximum occupancy rules.   Pets are not allowed in short-term rentals.  

Violations of these rules and regulations should be reported during the day to Chacon Realty, LLC at 2111 Padre Blvd, Ste 4 or by calling (956)761-5633.  We have security on the weekends from 8 PM to 4 AM. Their number is 956-592-9797. They should be called before the police. 

 After 5 PM severe disturbances can be reported to police on the non-emergency number 956-761-5454. 

Violators may be asked to immediately leave the property. The board may assess a daily $500.00 penalty for each violation of these rules and regulations.
